The Neighbourhood Unit Theory
The neighbourhood is the smallest local unit in the social and political organization of the city.
In more advanced societies, neighbourhoods are more organized and defined in cities. However, because of the largely unplanned nature of physical development in less developed climes, many neighbourhoods lack the required organization and spatial definition that enhances functionality and livability for residents in such settings.
This post simply examines six principles of the neighbourhood unit theory as postulated by Clarence Perry in 1929. The theory is a prescriptive planning theory which basically states what should be in place to help define a neighbourhood, in order to promote safety, leisure, and general functionality within a neighbourhood.
1. SIZE: A residential unit development should provide housing for that population for which one elementary school is ordinarily required, its actual area depending opon its population density.
2. BOUNDARIES: The unit should be bounded on all sides by arterial streets, sufficiently wide to facilitate its bypassing, instead of penetration, by through traffic.
3. OPEN SPACES: A system of small parks and recreation spaces, planned to meet the needs of the particular neighbourhood, should be provided (10% of the total area).
4. INSTITUTION SITES: Sites for the school and other institutions having service spheres coinciding with the limits of the unit should be suitably grouped about a centre point, or common. Such that a child's walk to school was only about a quarter of a mile, and not more than half a mile, and could be achieved without having to cross a major arterial street.
5. LOCAL SHOPS: One or more shopping sections adequate for the population to be served, should be laid out in the circumference of the unit, preferably at traffic junctions and adjacent to similar districts of adjoining neighbourhoods. This will largely keep nonresident customer traffic from passing through the neighbourhood.
6. INTERNAL STREET SYSTEM: The unit should be provided with a special street system using a hierarchy
that easily distinguishes local streets from arterial streets, using
curvilinear street design for both safety and aesthetic purposes. Streets, by
design, would discourage unwanted through traffic and enhance the safety of
pedestrians

All the principles stated in the above write up are clearly utilised in the neighborhood where I live. Below is a breakdown of how it is utilised in my neighborhood.
Size:The housing was provided for the population present in the neighborhood, there are two elementary schools in the neighborhood which are sited at different locations, both are sited at places with population density that is about 5000.
Boundaries: My neighborhood is grouped into five (5) phases. Boundaries differentiate the phases, some of the boundary indicator are, T-juntion from where one phase stops, colour of zinc, building structure and signposts.
Open spaces: we have a lot of open spaces, it should be about 10%. There is one recreational park in the neighborhood and the other places put aside as open space have not been utilised.
Institutional sites: the schools in my neighborhood are placed in such a way that it is easily accessible to the children in the neighborhood, they are both in walkable distance to those living around them. There are two pharmaceutical facilities which are placed at a walkable distance from residential buildings, basic needs are provided within the neighborhood.
Local shops: the shops in the neighborhood where I live are sited at the entrance, to the left immediately you enter the gate of the neighborhood opposite the estate office, it helps to stop rowdiness of the residential places and also unwanted traffic.
Internal street system: The neighborhood adopted a strict system which does not allow entry of trucks except during construction, they created a height boundary for vehicles, the street roads are narrow with curvical design from the main road into the streets and also from street to street there is also provision of speedbumps which helps to discourage speed, the roads provided are different thereby distinguishing streets from close in each phase of the neighborhood.

The principles of neighborhood theory utilized in planning my neighbourhood are as follows:
SIZE: Adequate housing was provided for the population with the presence of three elementary schools at different part of the neighbourhood.
BOUNDARIES: The boundaries are separated by T- junctions.
INSTITUTIONAL SITES: The schools in my neighborhood are located in such a way that there is very easy access from the houses in the neighborhood to the school. It is very walkable and doesn't require crossing of a major road. There are also network offices like (9mobile and MTN ),PHCN office and satellite offices (DSTV,GOTV) present in my neighbourhood. They are also located close to the residential buildings and are walkable.
LOCAL SHOPS: There are a lot of shops, plazas, and shopping complex situated around the neighborhood which are very accessible. Some of the shops are located at traffic junctions. The market is a little bit farther,it takes 10-15 minutes to get there and local or arterial streets can be used to get there.
Due to the presence of lots of shops in the neighborhood there is no rowdiness or congestion in the neighborhood.
INTERNAL STREET SYSTEM: The local streets are covered and leveled with clay while the arterial streets are tarred and covered with gravels. There are also speed bumps provided to avoid reckless driving and accidents in the neighborhood.
Few of the principles listed above are used in my neighborhood, which are the principle of boundaries, local shops and internal Street system.

Among the above principles listed, only the principle of local shops, size institutional sites and boundaries are followed in the neighbourhood I live in.
LOCAL SHOPS: There exists a reasonable number of local shops within my neighbourhood and at the traffic junctions. There is a VERY big general market too, where nearly everything needed is gotten easily. It takes roughly 10 minutes to get to the general market on foot and roughly 3 minutes using a vehicle.
SIZE: The size is reasonably big but overly congested. There are about 3 elementary schools and personally, I. think they are sufficient considering the population.
INSTITUTIONAL SITES: The elementary schools located in my neighbourhood have been sited such that pupils can walk to their schools from their homes in less that 10 minutes.
BOUNDARIES: My neighbourhood is bounded by many routes (arterial streets) that aid efficient circulation.

Size:the size of it is big enough to accomodate an elementry school, because we have primary schools around not just one about 5 to 10 of them within my neighbourhood.the elementry school is located within the neighbourhood so, that pupils won't have to go through the major road while going to school. Which make it safe for the one's who treck to school.
Open spaces: the neigbourhood which I live in have and open space for recreation and other activities.it Also have a car parks within it. There are lot of open space that are yet to be utilized.hopefully to become a recreation centres if utilized.
Local shops:It has local shops around where you can easily get some food stuff instead, of going to the major market or going out of the neighbourhood to get want u want. The presence of the shops located within the neigbourhood help to save time.it reduces stress.the local shops are sited at the entrance of the neighbourhood and shops are much.

In my locality, four out of the six postulated neighbourhood unit theory by Clarence Perry are utilized. Below is a breakdown of how it is put to use.
1. Size: The places of residence in my neighbourhood are provided in such a way that three elementary schools are made available at distinct areas with respect to the population density.
2. Boundaries: Where I live in, the important routes are bounded by T-junctions and two small roundabouts.
3. Institution sites: The schools are located at walkable distances from respective houses. And it requires no hassle walking to the schools because it doesn't involve crossing any busy road. So it is sited across hazard/danger free roads. Religious institutions are also sited in such a way that it takes nothing less that 3-5 minutes walk across various places of residence respectively.
4. Local shops: There is a market in my neighbourhood which is quite accessible, but it takes a 10-13 minutes walk. Also, there are many other shops closer which are situated adjacent to the roadsides. Nevertheless, the shops cause no struggle or congestion when it comes to the mobility of vehicles and pedestrians. That is to say, the shops are rightly sited across various places of residence.

1. Local retail shops, which sells daily, day-to-day needs. Such as provisions, food canteen etc. They are all at strategic positions in the neighborhood.
2. Internal street system, in which the street roads are narrow, they are mainly trunk C local feeders roads. Also are footpaths which links most households together.
3. Institutional site, there are elementary schools for the community. Both private and public institutions which are all situated at walk able distance for close-by dwellers also are there motorable roads for transportation of pupils to their respective destination.
There are no open spaces, as they’re either already occupied by squatters settlements, encroached or occupied with commercial activities. Also are there settlements which land use has been converted overtime.

The principle of internal street system was adopted In my neighbourhood differentiating civil servants from other government officials in higher position.
The principle of local shops was also adopted making it easier for people living in neighbourhood have access to what they need at a walking distance. And also, these shops are mostly found at the junctions, road side and even in front of some houses which allows non-resident to easily locate the shops.
Another principle adopted is the principle of open spaces which i think was made easy for the planning process,is the presence of mountains in the sense that it covers at about 10% of my neighbourhood, and it is also been used occasionally for farming and also recreational activities like hiking and tourism by the people in neighbourhood and sometimes non residents of the neighbourhood.
Principle of Institutional sites, the institutional site in my neighbourhood are mostly situated at the centre of the neighbourhood making it easily accessible for students around the area without the need of student crossing major roads except for students coming from a far (that is a different neighbourhood)which they are mostly been brought to school by their parents or chartered commercial vehicles and by the side of the school is a general hospital.

Size: In my neighbourhood we have a well defined housing system. It is a low density area for short. The houses are less populated, well arranged in a linear pattern. There are 2 elementary schools and 1 Qur'anic school sited at different locations within the neighbourhood.
Boundaries: Every street in my neighbourhood has a sign board showing the name of the street, crescent in particular. All houses in a street, crescent have a particular trademark for easy identification and to distinguish the street.
Open spaces: I do not know how many percent was allocated to open spaces but one thing i'm sure of is that my neighbourhood has way more than enough open spaces. There are two hotels in the neighborhood, a basketball court with benches just outside one of the elementary schools and the huge percentage of the open spaces dedicated to trees. There are more trees than houses though.
Institutional sites: There are about 3-4 ATM machines within the neighbourhood, a specialist hospital, an officers' mess, a new mini mart and bodega. The elementary schools and Qur'anic school are within the neighbourhood just few kilometres apart but highly accessible.
Local shops: There are few local shops sited at the entrance of every street in the neighbourhood.
Internal street system: Provision of speedbumps were made to curb over speeding. There are gates in every street to prevent intrusion. Houses with "Military Zone" inscription also scare rough drivers away.

INTERNAL STREET SYSTEM.
THE AREA IS PROVIDED WITH WELL PLANNED STREET FOLLOWING THE GRID IRON PATTERN ADOPTED BY THE AREA.
OPEN SPACES.
OPEN SPACE IS NOT WELL UTILIZED. THERE IS NO PLANNED OPEN SPACE. RECREATIONAL ACTIVITIES ARE BEEN CARRIED OUT IN THE PRIMARY SCHOOL FIELD.

The concept of the neighborhood unit, crystallised from the prevailing social and intellectual attitudes of the early 1900s by Clarence Perry, is an early diagrammatic planning model for residential development in metropolitan areas as a means of ordering and organising new residential communities in a way which satisfies contemporary "social, administrative and service requirements for satisfactory urban existence.
Population size
Population size of the neighbourhood to densely populated but still some how We have virgin land which is still developing that can Accumodate the growing population, of about 5,000 residents, approximately 160 acres at a density of ten units per acre is considered and implemention of social infrastructures for use in the neighbourhood meetings, constructing a large play area around the building for use by the entire community and other activities.
Boundaries
Placed arterial streets along the perimeter so that they define and distinguish the "place" in the neighborhood by this technique design to eliminate unwanted through-traffic from the neighborhood. In this way all heavy duty engines do not get into d neighbourhood.
Commercial restriction
Availability of mini shops around d neighbourhood which Is dominant, so also restriction of some local shopping areas to avoid the entrance into the neighborhood, thus excluding nonlocal traffic destined for these commercial uses that might intrude on the neighborhood.
Open space
All place within the neighborhood is dedicate to at least 10 percent of the neighborhood land area to parks and open space, creating places for recreational resort for play and community interaction.
Institution site
The presence of private and public schools that serves the entire neighbourhood, centralised so as to enhance equal distance covered from any point within the neighborhood that children wouldn't walk for more than a mile and without crossing a major arterial street before reaching school.

Circulations: the links of roads are outlined at the front of every street of the neighborhood with grid iron pattern, which almost all the street roads are cross junctions facing one street and another, hence it's an old neighborhood.
Local shops: the neighborhood consist of a mini market and Conner shops that provide the primary basic needs for day to day consumption within a close proximity to residents.
Institution sites: the size of the neighborhood is relatively small to accommodate bigger educational centres but withstand to have two nursery and primary schools and one vocational school withing the neighborhood.

Although the code numbers are not in oder as development emerged where by all the initial open space becomes structured. INTERNAL STREET SYSTEM: The unit should be provided with a special street system using a hierarchy that easily distinguishes local streets from arterial streets, using curvilinear street design for both safety and aesthetic purposes. Streets, by design, would discourage unwanted through traffic and enhance the safety of pedestrians

1.Size
2.boundary
3.open space
4.institution site
3. OPEN SPACES: A system of small parks and recreation spaces, planned to meet the needs of the particular neighborhood, should be provided (10% of the total area).
4. INSTITUTION SITES: Sites for the school and other institutions having service spheres coinciding with the limits of the unit should be suitably grouped about a centre point, or common. This will largely keep nonresident customer traffic from passing through the neighborhood.

1.SIZE:it is composed of large area with a relatively dense population. it is made up of three(3) to four(4) elementary schools which is mostly attended by individual or people residing within the neighbourhood.
2.BOUNDARIES:The neighbourhood is bounded by a roundabout and a cross(+) junction which is directly linked to the major roads for easy access and navigation. All junctions and roads that leads to the major roads are easily accessed in which it create no room for any congestion.
3.INSTITUTION SITES:These are situated at the main areas or centre of the neighbourhood which makes it more easier for students around the locality without crossing any major road.
4.LOCAL SHOPS:There is a main market in the neighbourhood with sparsely arranged shops which makes it more easier for consumers and retailers to buy goods and services to satisfy their needs and wants easily.
5.INTERNAL STREET SYSTEM:The neighbourhood is well planned in such away that, each area is protected by a toll gate so as to avoid any form of intruding, unnecessary snooping and trespassing. These areas are guarded by some security operatives known as the (Vigilant officers) to protect the lives and properties of the people within the neighbourhood. These also have footpaths that leads to various areas in the neighbourhood.

With regard to these principles stated in the Neighborhood unit theory, i was bound to be in a well planned environment. Such like the boundaries are clearly demacated with respect to planning principles and it processes, with high means of accesibily, communications routes liking all the streets system of my immediate environment which gives it an easy traffic flow.
The plots are design lineared and on the other part gred in shape with a defined size of individual residence with avoidance and rules given by the local planning authorities, it accommodate recreational facilities such as play ground and open spaces along in between the boundaries with a unifyt commercial centre.
In conclusion almust all these principles of the Neighborhood unit theory are put in place in planning of my immediate environment such as, boundaries, residential size, open spaces and a high communication channels.

Am really sorry for my previous mistake by commenting only my name and reg no.
The clearly utilized principles planning in my neighbourhood is (the internal street system)
Internal Street System: My neighborhood has heavy traffic in the early hours of the morning between 6.00am to 10.00am and 4.00pm to 8.30pm on the lanes from Lugbe to city centre and city centre to Lugbe respectively. During these periods of heavy traffic the journey to or from Lugbe to city centre could take up to 30 minutes. The Express way was recently expanded from four lanes to ten lanes.
And according to Clarence Perry theory (prescriptive theory) which deals with the means and method to an effective planing of a neighborhood. The aid approach of Perry about the about the problems in my neighborhood is the Internal Street System which talk about the easy movement of people and goods (transportation).
It stated that they should be an adequate road system connecting to various business districts and institutions which reduce traffic in those point and as well reduces accident by placing a pedestrian bridge to enable the people of that particular neighbourhood to have a easy crossing of road and accident will be reduce.
With this aid approach of Perry, I hear by agree with the theory that is relevant to time.

My neighbourhood fully or partially complies with some of the neighborhood unit theory principles postulated by Clarence Perry, I elaborate more on them below:
Size: My neighbourhood is a densely populated area with a population of about 7000 people, and the major land use are institutional and residential with a tertiary institution, banks, restaurants and shopping centres are also located in the neighbourhood. A lot of people troupe in during the day to conduct different business activity.
Open space: They are no green areas or much open spaces in my neighbourhood due to the high population density must of the areas designated or zoned for such have been encroached and are been used as shopping centres and for other activities, except for the football pitches mostly located within the schools environment.
Institutional sites: In my neighbourhood they are four elementary schools, two secondary and even a tertiary institution all located within the neighbourhood they are located close to the residential areas, thus are easily accessible because the pupils don't have to work a long distance before getting to school.
Local shops: They are shops mostly located along the arterial roads and at traffic junction where they can be easily accessible to residents and commuters.
Internal street system: They are well arranged with flowers planted in between the roads for aesthetic. Speed bumps are also used to regulated traffic in the residential areas, with each of the streets connected to a major highway.
From the 6 principles stated above by perry, mine fall under the following such as
ReplyDeleteInstitution site: schools situated at the center which makes it easier for both primary, secondary and tertiary student access the school without facing challenges eg traffic and many more.
Secondly is the OPEN SPACE-A system of small parks and recreation spaces, which is designed to meet the needs of the particular neighbourhood,10 percent of the total area is occupied by open spaces
Lastly is the BOUNDARY- which separate different ethnic groups irrespective of there religion and believe, and as such, its does not permit PENETRATION. thank you

The principles of
1.Boundaries and
2.Size
This two principle are mostly utilized in my neighborhood setting.
In order to have an effective, defind and more organized Neighborhood settings, the theory postulated by clerence perry in 1929(the prescriptive planning theory) which deal with specific aspect in planning, must be use for Effective planning, because it state what should be in place to help define a Neighborhood in order to Promote safety, general Functionality and distribution of facility within the Neighborhood, all perry principle is adopted in my neighborhood settings.
(1) From the principle stated: Boundary are one the most use to defined an effective Neighborhood settings to avoid congestion of movement.
The Unit of Neighborhood must be bounded on all side by arterial street, adequate and sufficiently wide to provide and facilitate it by passing, instead of Penetration's through traffic. All this are considered in my Neighborhood settings and it bring orderliness setting and easy movement.
(2) From the principle stated: Size is one of the cojet point for setting an Effective Neighborhood is the Size, which must be taken into consideration while planning. From clerence perry prescriptive theory are mostly used in setting a Neighborhood which stated and also give explanation which deal with the means/ method to carried out Effective plannin i.e what should be in place to help define a Neighborhood in order to promote general functionality/ Effective distribution of Facility among the populace living in the Neighborhood.
According to the principle of size postulated by perry that, A residential unit development should provide adequate housing and other facilities for maximum population living in it. It actual area will be depend on upon it population density.
All this cojent point of perry are widely applied to my neighborhood setting which bring orderliness to my vicinity.
From this theory apply here by confirmed that "Clerence Perry" theory of setting effective Planning is Universal and Time relevance. Thanks.

1)boundaries
2)Internal street system
1)Boundaries:In my neighborhood, there are untarred arterial streets that bounded the neighborhood, these streets enable free passage of heavy vehicles outskirts of the neighborhood, and even they are like frontiers which differentiate the neighborhood from others.
2)Internal street system: There are iron bars constructed at the entry and exit of the neighborhood, these iron bars prevent the passage of heavy trucks from entering the neighborhood, there is just the movement of bikes and small vehicles inside the neighborhood. This also ensure safety and ease movement in my municipal.

My neighbourhood in one way or the other has the six principles of neighbourhood unit theory, moreover it is a small neighbourhood, so having the six neighbourhood unit theory the neighbourhood will is a bit congested. It is located at Palladan opposite Nigeria College of Aviation Technology (NCAT) Zaria.
1. SIZE: In my neighbourhood there are sufficient houses because of the high population density and the houses are arranged in a linear form. There are three elementary schools in my neighbourhood because of the high population density of children within the age of 2 to 10. All the three elementary school are within the perimeter of the neighbourhood so that children don't have to cross a major road when going and coming back from school, for safety purpose.
2. BOUNDARIES: As a result of my neighbourhood been in the form of a rectangular shape, it is surrounded with one arterial road by d side, two major roads that are linked together, one at the other side of the neighbourhood and the other at the front of the neighbourhood, then a railway track at the back of the neighbourhood, all this roads and railway track are boundaries to other neighbourhood and institutions.
3. OPEN SPACE: My neighbourhood really lack open space, just only one recreation centre, which is a football watching centre, no football field or basketball court, playing of football and basket is done at the close by institution (NCAT) which is very bad because individuals have cross the major road which is the boundary between my neighbourhood and NCAT.
4. INSTITUTION SITES: My neighbourhood has three elementary schools, churches and mosques which is within the perimeter of the neighbourhood.
5.LOCAL SHOPS: My neighbourhood goes by this principle, because the major shops are located very close to the two major roads, which their link form a junction there, there are local shops at virtually every conner of every street and a mini market at the center on the neighbourhood, where every individual can access to purchase food stuffs.
6. INTERNAL STREET SYSTEM: In my neighbourhood there are majorly four streets, which are in the form of a cross like manner (+). Among the principles, the Institutional sites is being utilized in the neighborhood i live in : The schools in my neighborhood are more than enough because we are having about 6 to 7 schools. They are all accessible to the children in the neighborhood because they are mostly placed at or around the centre of the neighborhood which is not a long walking distance from around the neighborhood or the residential areas , and there is no major arterial street or high speed roads to be crossed before reaching the schools. There are also 2 to 3 Clinics which are adequately equipped with necessary facilities, well trained nurses to attend to you when ever visited and they provide services spheres coinciding with the limits of the unit suitably grouped about a centre point or common.

The schools are of walkable distance and are easily accessed by the students and people living around the neighborhood. Other needs required by people residing in my neighborhood are well provided within walkable distance. We have two churches and about four mosques available for the population in the neighborhood.
INTERNAL STREET SYSTEM: My neighborhood has variation in pavement width of the streets. Local streets, arterial streets and other streets have different width of their pavement. For example, the local streets have narrow pavement width while the arterial streets have broader pavement width. There are also height boundaries located at certain street entrances to restrict movement of trucks and other large vehicles. Few street signs and signboards are located at some places. The curvilinear street design was used in the neighborhood for safety.

1.Size: The neighborhood in which I live in is an environment in which the population size is very high and you can find a primary school and secondary school in 20minutes walk and is less that a mile and in my neighborhood there are 4primay schools and 3 secondary schools
2.Boundaries: my neighborhood is sorrounded my Arterial streets and there are minor streets pass through the streets. And a big market is located about a kilometer from my neighborhood that's where the Arterial streets are located and collector roads connected from my neighborhood to the market
3.Open spaces:Open spaces in my neighborhood are rearly available due to the high demand for land.
Institution site: schools in my neighborhood are located a little far from the residential area but 2primary schools and one secondary school is located close to a market.
4.Local shops: Almost in every street a minimum of 5shops are found .these shops are mostly attached to the house in the neighborhood
5.Internal street system: The internal street system is very poor in my neighborhood due very narrow roads and sometimes big vehicles make use of the roads which was not purposely

ABOVE ARE THE 5 PRINCIPLES THAT UTILISE MY NEIGHBOURHOOD
1.SIZE:There are so many relevant houses provided due to my neighbourhood population.Size is very important in an neighbourhood and also housing, schools too due to popolation density. There are so many schools in my neighborhood area with to much populations.
2.BOUNDARIES: There are about 4 phases in my neighborhood with so many boundaries in which is been divided or jointed by T-junction with so many roads.
3.OPEN SPACE:There are so many spaces provided in my neighborhood which takes about more than 10% of the total neighborhood. Moreover, they are small parks and recreation spaces also.
4.INSTITUTION SITES:There are like two institution in numbers in my living neighborhood and each do not pass 20-25 minute from my home on foot. Moreover, they are so many school(primary and secondary), some time about 2-3 school in one area. Which the distance of the school is less than the institution.
There are so many facilities and offices, etc which is been close to my neighbourhood
5. LOCAL SHOPS:There are so many shop and plaza in my neighborhood,in the instead that so many goods can be bought without going to market. Moreover, my neighborhood market is very close and it takes about 5-10 minutes to arrive at the market on foot.

With regards to the six principles as presented by Clarence Perry, only two are optimally utilized.
Firstly, the principle of size is fully utilized as the available houses are are able to accommodate for the population present and there are two primary schools and a kindergarten present within the confines of the neighborhood.
There is a free flow of traffic as good roads; arterial streets are sufficient enough to serve the residents thereby avoiding traffic jam or congestion. The principle of open space however is not at optimum as residents find it difficult or almost impossible to find areas for recreational activities as the neighborhood lacks such recreational centers. Nevertheless, there exist a mini football pitch where youths converge to play the sport of football

2. LOCAL SHOPS:There are so many shop in my neighborhood located on every major street.
3.OPEN SPACE:The open space in my neighborhood is located immediately after you enter the community. It more frequently used during the holidays than normal school and working days.
Good Evening, Mr Joseph Oladimeji
ReplyDeleteIt has come to my understanding to what the Neighborhood planning theory is all about and I would say that my neighborhood is partially planned, don't get me wrong it's a beautiful and we'll constructed neighborhood but due to the lack of complete planning we lack institutional sites.
SIZE
My neighborhood size isn't known per say but we would be definitely under 5000, the population Isn't to outrageous or compleling it fits the neighborhood in the right way, like it was meant to be making it a very comfortable environment.
BOUNDARIES
My Neighborhood is bounded by main roads making movement easier, not only for the people in the neighborhood but for those who tend to pass by the neighborhood boundary, it's wide enough and easily compensate traffic.
INTERNAL STREET SYSTEM
The internal street system is of my neighborhood is made almost to perfection, easily accessible, pedestrian safe and above all decent and condusive, we have some if the route leading to Islamic schools, mosque and other districts eg markets, tailor shops etc.
LOCAL SHOPS
There are quite alot of local shops located along side the (internal street system) which makes it convenient and accessible before getting to the main shops, market and Mini Mart.
INSTITUTION SITE
There aren't much institution in my neighborhood the few do rannge from business offices, law firms, a hospital which is brilliantly situated in the centre of the neighborhood for easy accessibility and a day Care centre, schools are on the outskirts of the neighborhood which is a huge downfall.
OPEN SPACES
My neighborhood has a well designated area for both recreational activities and social gathering, it's one of the major focal point of my neighborhood.
So in all I wouldn't say my neighborhood is well planned but looking forward and the changes to come and the improvement being made,it will be a well Designated Neighborhood as time goes on!

The neighbourhood which I live in have the following principles.size, open space and local shops.will be explained below;
4 out of this principles utilize my own neighborhood..They are as follow.
ReplyDelete1.Size:In my neighborhood we are having a population of morethan 2000 and not upto 10000
2.Open Space:They are so many open space in my own neighborhood which amount to about 8% of the total land mass of my side. The open spaces are all meant for recreational activities.
3.Institutional sites:My neighborhood is having 2 institution in it and it doesnt take upto an hour to reach there from my location to the institute on foot.
4.So many shops are there in my neighborhood which ease the stress of going to markets to buy commodities.
5. internal street system are provided to ensure the safety of the community especially primary school children and reduce unwanted traffic.

If the truth most be told, none of the above listed principles applies to my neighborhood. To begin with, the boundary lines in the entire town in which I live are so poorly defined such that one cannot tell where a neighborhood begin or stop.
Only one elementary school serves the entire TOWN; and the school in question is not anywhere near my area (I can't call it a neighborhood).
As for arterial streets not passing through; my area has enough highly busy roads passing through; busy enough for vehicles to knock down not only school going children but also full grown adults.
No open space nor recreational centers; local shops with heavy traffic leading to them are littered everywhere; the only school in the entire town is located MILLIONS of miles away from my area; no distinction between local and arterial streets; no aesthetics; no nothing, nothing, nothing.
In conclusion, my neighborhood is one big joke.

Among the above principles of neighborhood unit theory, clearly all are used in my neighborhood. Below is the simplification on how the principles are used in planning the neighborhood I live in:
(1). PRINCIPLE OF SIZE/POPULATION: A residential unit development provided housing for the population of 8,000 people present in my neighborhood which is sufficient enough for us to have three elementary schools which are police children’s school which is about 2 kilometers away from my house, M.A.M.I.S which is about 8 kilometers away from my house and Dialogue computer school.
(2). PRINCIPLE OF BOUNDARIES: My neighborhood is planning in such a way that, it is surrounded with a rectilinear roads which allows movement from one neighborhood to another and also prevent high traffic passing within my neighborhood to prevent accidents.
(3). PRINCIPLE OF OPEN SPACE: My neighborhood have some recreational places like Kastina Motel which is 4 kilometers away from my house, Maryam park is 15 kilometers away from my house and some hotels. They sum up to give about 10% of my settlement.
(4). PRINCIPLE OF HAVING INSTITUTION SITES: My neighborhood have many service spheres which are adequately distributed within the neighborhood for the safety of the residents. Child’s walk to school is not more than 1/4 of miles as I said police children’s school is not far from my house just 2 kilometers away, we also have other institutes like state independent electoral commission(S.A.I.E.C), State High court which is located at the roundabout close to the local street, also there is Katsina Urban planning authorities at the other side of the road. At the other roundabout some shopping malls are located, a dental hospital is located away and also a pharmacy located. All the above institutes are centrally located for easy access to all residents but it is spatially located at the beginning of my neighborhood(roundabout). My neighborhood is functional enough that we don’t need to travel out of the neighborhood to satisfy our basic needs.
(5). PRINCIPLE OF HAVING LOCAL SHOPS: My neighborhood have some shops adjacent to some residential house located at the roundabout which prevent nonresident customer traffic from passing through my neighborhood.
(6). PRINCIPLE OF ADAPTED INTERNAL STREETS SYSTEM: My neighborhood’s local streets have speed-bumps which does not encourage particular type of traffic to pass through and reduces high speed of reckless drivers. It is curvilinear in nature with tall trees planted behind the drainage line very close to pedestrian walkway mainly for aesthetic.

Size:is utilized hence the ratio of the area to population is appreciable. Members of the neighborhood have adequate ventilation system hence the residential structures aren't stuffy and also the presence of vegetation (trees) which help regulate the atmospheric condition
Boundaries:It is bounded by major roads which distinguishes it from it's neighbors
Local Shops:The presence of local shops/stores is obvious. These are located along the internal street systems. This therefore, grant individuals easy and safe access
Internal Street System:These are subdivided into categories. The higher category links the neighborhood to the major roads found at the boundary, the second links residential entrances to the first category and the third are footpaths popularly called 'shortcuts'
Institutional Sites:Are clearly utilized. Given the population whish is quite enormous, schools (elementary & secondary) are found. This limits the younger ones from the risk of trespassing major roads. This however,is an exception to the children whom are picked & dropped at school by either school buses or their parents

2.Boundaries: There are boundaries where live power cables are laid under the ground, which are identified to restrict people from reaching. Also there are boundaries that defines where people walks and where cars car parked.

In my area the planning principles can be well noted. It can be arranged in the above principles stated.
Size; it is very large in size approximately accommodating over 1000 houses with a vast population and the houses looking similar and orderly arranged in rows, one would think it's owned by a single person, it also accommodates two elementary schools and a technical institute.
Boundaries; The as a newbie in that locality I can't actually point boundaries but with the little knowledge is Hayin-Dogo which share it's boundaries with Hayin-Danyaro visible at the end of the tared road of hayin-dogo and Hayin-Danyaro share it's boundaries with leather research by the rail line that separates them.
Open Space; It is one I would love to talk about more because it's planning system in terms of open space is one that accommodates recreational activities with its open field, wide enough to host several activities at same time, ranging from sporting to ceremonies to programs, tho it's housing system doesn't give space for parking since its streets are narrow.
Institution size; Like said earlier, it accommodates several institution such as academic institution, for example National Institute of Leather Research and Silicate Technology, elementary schools, not forgetting the religious institute e.g jawon, Deeper life, Christian Teaching Centre and to mention but few and also several mosques.
Local Shops; The shopping system is one which isn't well or properly arranged, because each shop happens to be either in front or behind having no special arrangement or orderliness.
Internal Street System; The distinguishing factor is found to be missing because all houses are similar but for few and these few come with a ratio 1:10 of the few houses that are quite different from the others.
In my neighborhood,
ReplyDeleteSize: the residential houses are based on ranks. So this are best suited for my neighborhood.
Boundary: the neighborhood is bounded with a prison yard by the north , a police college by the south and a state university by the east and the state CID office by the west.
Open Space: it is suited with open space, recreational club, and prison yard football pitch.
Institution: my neighborhood is suited with primary school, secondary school and a tertiary institution.
Internal street system: the neighborhood there is provision of speed breakers which help to discourage speed.

Among the principles postulated by the scholar Clarence Perry in 1929, My neighborhood utilizes almost all the six principles.
Location: Tudun wada, Zaria, Kaduna State.
1. Size: It occupies the highest landmass in the entire city and it has the highest population density of about 10,000 people residing in the community.
2. Boundaries: The neighborhood has a grid-iron pattern design that bound the Prestigious Ahmadu Bello University (Kongo Campus) to the North axis, Ahmadu Bello University Teaching Hospital (ABUTH) old site to the East axis, Tudun Wada Central Market to the south axis, and the Great Kubanni River to the west axis.
3. Open spaces: It has open spaces for recreational purposes, which covers about 8% of the total area in the community, which some are incidental while others are well organized, these include: the football pitch, tennis court, basketball court, open spaces between buildings, and other spaces meant for new buildings. The open space enhance urban aesthetics and recreation.
4. Institution sites: The neighborhood has surplus public and private schools, which include: Nursery, Primary, Secondary, and Tertiary institutions.
5. Local shops: The neighborhood has numerous shops located in each and every street of the community, which makes the consumers get ease in making their purchases.
6. Internal street system: The neighborhood has grid-iron pattern as mentioned earlier, having the streets parallel to each other connected to the main/arterial roads, with good drainage system.

The method in which buildings are arrange in neighbourhood helps to create privacy, orderliness etc.
The principles listed above applies in the utilization of the neighborhood where I live.
SIZE: Standard strategy of housing was provided for the population with the provision of three elementary schools and a Qur'anic school at different part of the neighbourhood which the distance is walkable from.
OPEN SPACE: There is much open space in my neighborhood, which is able to bare space for recreational activities, social gathering, a tennis court and a football field. While other open spaces are in possession of some residents.
BOUNDARIES: The neighborhood where I live in, the main routes are bounded by T-junctions and 3 mini roundabouts.
INSTITUTIONAL SITE: The schools in my neighborhood are arranged in a way that it is easily accessible to the children in the neighborhood, the distance is walkable. There is a post office, a power office and a police station which are placed at a walkable distance from residential buildings. All this provided in my neighborhood.
LOCAL SHOP: There are a lot of shops and shopping complex situated aroud my neighborhood which are easily accessible to residents Some of the shops are located at traffic junctions.
INTERNAL STREET SYSTEM: The roads in my neighbourhood are properly tarred, and has a system which denies heavy vehicles from coming in, only when a major construction is going on. The roads have speed bumps to reduce over speeding, and are also narrow expect for the main road outside the barrier of the area.
The principles stated above all appear in my neighborhood... but some are more excess in occurrence because of the structure of my neighborhood....I leave in a neighborhood where their are more official and commercial business and buildings like THE FEDERAL CUSTOM HQ and THE FEDERAL ROAD SAFETY HQ... so for this reasons small commercial business sectors are required all around them.... houses there are mostly owned by workers at this federation making it easy to access their offices anytime of the day.... we also have open spaces for recreation and also entertainment for the workers to come and relax during leisure time ....we also have primary and secondary institutions centralized in the neighborhood so that children will not need to go beyond the neighborhood to enter d express or main roads . Their are four main entrance to the neighborhood, making it easier for more people to be able to access with a proper traffic light control at each junction to help control traffic for busy days like mondays and so on.... And a major medical center (wuse general hospital) is available within the neighborhood and also a security station and fire station for instant emergency....we also have two major religious sector for both religion .... and finally our electrical and water Chanel system are made underground because of how huge of a supply is been use by this federation within the neighborhood....

My neighborhood has only 5 items from the 6 items listed above
ReplyDeleteSize: my neighborhood is a large area with the right population density and there are lots of elementary schools situated apart from each other but very close to the residential areas with adequate proximity from the school to the residential areas
Boundaries: my neighborhood is bounded by Tjunctions which are wide enough for the movement of cars
Institutional spaces: there are institutional sites in my neighborhood which are not too far from the residential areas a child walk from their house to the school is estimated to be a 4mins walk and also...the institutions are located by the street (local street) not a major street so crossing is easy for students or pupil
Local shops: my neighborhood has a lot of locsl shops.. Some shoo owners have their shops just by the side of their houses and its adequate for individuals because of the close proximity from their houses to the shop
Internal street system: the only thing differentiating the arterial street and the local streets in my neighborhood is that the local streets in my neighborhood are not paved and they are less wide from the arterial street.
So from all of these listed above the only think my neighborhood lacks are OPEN SPACES. There are no recreational areas in my neighborhood

ReplyDeleteThe neighborhood unit was conceived of as a comprehensive physical planning tool, to be utilized for designing self-contained residential neighborhoods which promoted a community concentric lifestyle, away from the "noise of the trains, and out of sight of the smoke and ugliness of industrial plants" emblematic of an industrializing New York City in the A Neighborhood Plan can
Decide where and what type of development should happen in the neighbourhood
Promote more development than is set out in the Local Plan.

in my place of residence which is IDAH,KOGI STATE,some of the principles as postulated by ARTHUR PERRY are visible and also organized to certain level. the following principles include:
1.size
2.boundaries
3.local shops
size:the residential buildings in the area is more than enough to accommodate the current population. there are quite some number of buildings that are actually not in use because of the surplus supply of buildings and there is also a provision of about 5 elementary schools.
boundary:the boundary of the area is delineated by river niger and arterial roads.
local shops:There is also the provision of local shops along streets and transport corridors which serves the population of the area.

In my resident malali Kaduna state we have 1.size 2.boundaries 3.local shops 4.Internal street system.
But....as for the others, they not in a very apparent state, considering the fact that it is located at a somewhat low cost area and considering a developing country like Nigeria where we are still at a developing stage in urban planning.

Looking at the theories my neighborhood utilizes almost all the principles of planning.
1) Principle of size, it is referred to as population. It is said that a minimum of 5000 people are required in a neighborhood before opening an elementary school.
2) Principle of boundary states that there should be a boundary between one neighborhood to another. Because of large roads
3) open space prescribed 10% of neighborhood should have an open space, you don’t feel suffocated when you’re in an open space. Every neighborhood should have a recreational space.
4) institution sites every important facilities should be located within the perimeter e.g hospital, school etc.
5) commercial area restriction this principle restricts commercial areas from being within the periphery. It should be outside so that people don’t have to come in and cause traffic.
6) Adapted internal street system this explains Having a street system that does not allow certain kinds of vehicles to avoid traffic.

Respectively all the neighborhood principles are sited.... The principles adds relevance to the area in check..
Size.. Each house in the neighborhood are mostly 100 by 100 which we have close to 300 housing units the land mass is big enough to take in more houses.
Boundaries... In each household demarcation is required to insure proper land management to avoid land encroachment... This also helps most individuals in the area to know what most spaces are meant for...
Open spaces... Open spaces in my area are not well utilized most of them are used for local businesses which are not meant to be in this aspect of well planned neighborhood open spaces as we know is meant to be for recreational purposes due too improper environmental policies it's been affected by miss management...
Internal Street system...my area has a good road connecting to most houses in the area not every kind of vehicle can pass. The street has a drainage system that allows free flow of bad water that avoids what we call erosion or flooding..
Local shops...this aids the neighborhood to gain access to small products for there personal use.. This small businesses are found along the
Street
Institution site... Mainly there are 4 schools found around the neighborhood axis they are walkable distance from the houses..

From my observation about my neighbourhood planing is that there is a proliferation of informal settlement in Keffi local government of nasarawa state urban area which had emerged both in the core and at the pre-urban areas. The settlement were characterised by several challrngenges ranging from an absence of social amenities and infrastructure, rapid urbanization and population growth, poor access to water, sanitation and winding road networks, poor housing quality, poor environmental conditions and pollution, unplanned and uncontrolled development to poverty and crime among others.
The observation made is that the growth of the informal settlement had been driven by internal and external forces. The internal drivers included: availability and affordability of land, peaceful environment and proximity of the settlements to the FCT,affordable and poor development control. Rapid urbanization and population growth, high demand for land, strict planning control, demolition of slums and high cost of land in the FCT were the external drivers that facilitated the rapid growth of informal settlements in Keffi. These findings were coupled with the constraints and absence of an effective planning framework, ineffective and inefficient development control machinery, which gave rise to the proliferation of illegal developments resulting to informal settlements. In addition, inadequate qualified planners and lack of political will provided an avenue for self-regulated, uncoordinated and uncontrolled housing development devoid of spatial planning.
My neighbourhood contains only three (3) of the 6 principles which are:
1.size: my neighbourhood provides housing for the population which the elementary school is available
2.institution sites:there are enough sites for schools in my neighbourhood such that a child's walk to school will only be about a quarter or half mile away .This done without having to cross a major arterial street.
3.local shops: there are more than one or two shopping sections in my neighbourhood which is adequate for the population to be served and keeps non resident customers traffic from passing through the neighbourhood.
